In the Modelling stage we transfer the client’s company goals in terms of the organization’s core business – its people, culture and economy efficiency – into goals the premises and its’ infrastructure should achieve to support the core business processes in the best possible way. Regardless of whether it is a Facility Management, renovation, newbuild, or lease project, these infrastructural goals form the framework for outlining an idealized optimum premises solution: the virtual building and the FM model.
This building model becomes quantitative in the form of a programme, and qualitative in the form of functional schemes, technical building descriptions and other functional and technical specifications. The FM Model defines the process, service requirements and costs at the interface to the primary business.
This neutral and objective optimum description gives the Building Manager the freedom to clearly work out the ideal concept without falling back into patterns he would like to overcome. It builds an objective base model to which any possible alternative solutions can be compared.
